With the Canadian federal election now behind us, attention is shifting to how the results will impact the housing market.
Housing policy was a key platform issue for both the Liberal and Conservative parties, as rising costs have left many Canadians viewing home ownership as increasingly out of reach.
Following the Liberal Party’s victory, the government reaffirmed its commitment to addressing housing challenges. Major initiatives proposed during the campaign include the creation of Build Canada Homes (BCH) to develop affordable housing and the elimination of GST on new homes priced at or below $1 million for first-time buyers. The government has also pledged to dramatically increase residential construction, targeting growth to 500,000 new homes per year over the next decade.
The creation of BCH could provide a significant boost to modular and prefabricated homebuilders, with expectations of bulk orders to sustain demand. Demand for modular housing has already grown in recent years, and Design Works has been proud to contribute to some amazing projects in this space.
A recent example includes our work on the Montgomery Sisam Architects King William Street Modular Housing project in City Of Hamilton. We provided structural, mechanical, electrical, and fire protection services for the 17,954-square-foot project, which achieved Certified Passive House Classic status earlier this year. In April, it was also recognized with the 2025 SABMag Canadian Green Building Award in the Residential (Large) category.
